This is a difficult question. Real estate values range greatly
depending on the area you are in and the type of property that is surrounding you. We have sales ranging from $30,000 for a weekend property at scenic Rocky Fork Lake to $300,00.+ for a new home in an exclusive neighborhood. Farms and elite properties can go as high as $1,000,000 depending upon acreages, buildings, and other amenities.
What does vacant land cost?
Again, this varies greatly upon location, road frontage, utilities,
surrounding properties and natural beauty of the land. Typically, the
larger the acreage you purchase, the less the price per acre will be.
A 5 acre building tract can be purchased on average for $15,000 – $30,000. A 100 acre tract of land can go for $1,500 - $2,500 per acre.
Is it hard to obtain financing for Real Estate purchases in Highland County?
Not hard at all! There are 6 banks located in Hillsboro plus various mortgage companies that service our area. With such strong competition, rates are good and closing costs are kept to a minimum.
Is now a good time to buy?
Yes. Great interest rates are available. Over the past few months a buyer's market has begun to develop. A large inventory of homes, both stick-built and manufactured, are available to choose from throughout the
county.
Is it better to buy an existing home or purchase a lot and build?
Both are a great idea. A large inventory of existing homes with unique amenities, locations, and various acreages is ready for your inspection. A good supply of building lots, many with special characteristics such as woods, creeks, and rolling hills, will make the perfect building site.
What are the zoning and building codes?
One of the amazing things about living in Highland County is the freedom to do what you want. Only two Townships, Madison and Salem, have zoning. The Highland County Health Department regulates the installation of sewage disposal systems. If they approve of your building project, you may begin construction immediately. Our Highland County Planning Commission oversees and regulates the dividing of land.
What do I need to know concerning the availability of water?
Water is always important. The Highland County Water Company has an extensive network of lines throughout our County and provides an excellent source of water. We have areas where there are no County water lines and you will need to drill a well. Water quality should be checked by the Highland County Health Department, and neighbors in the immediate area of where you are buying are a great source of information pertaining to quantity.
